The Slope in Heber City: Inside Utah's New Luxury Mountain Village

If you have driven through Heber City in the last couple of years, you already know the valley is changing fast. But what is going up on the Provo River right now is a different scale of change entirely. It is called The Slope, and it may be the biggest thing to hit the Wasatch Back since Deer Valley.

I walked the project so I could tell you what is actually being built, what it means for the Heber Valley market, and what I would want to know if I were the one thinking about buying here. Here is the honest version.

What The Slope Actually Is

The Slope is a new luxury resort village on the Provo River in Heber City, developed by Angstrom Development Group. The anchor is the Andaz Heber Valley, which broke ground this spring.

The plan calls for 85 hotel rooms and 202 fully furnished branded residences. That residential mix breaks down into 140 four-bedroom townhome villas and 62 two- and three-bedroom condominiums. Around all of that sits more than 100,000 square feet of chef-driven restaurants and shops in a fully walkable village.

The amenity list is not subtle either. Private rooftop saunas and hot tubs on the residences. A year-round tubing hill at the center of the village. And blue-ribbon fly fishing quite literally out the back door on the Provo.

Phase one villas are scheduled to deliver in 2027.

Why Location Is Doing So Much of the Work Here

Real estate in the Wasatch Back lives and dies on access, and this site has it. The Slope sits roughly 40 minutes from Salt Lake City International Airport, and it is only minutes from Deer Valley East Village, Jordanelle, and Park City.

That combination is the entire reason Heber Valley has quietly become one of the most-watched real estate markets in the state. You get proximity to world-class skiing and a major international airport without paying the premium that comes with a Park City address. For a lot of buyers I work with, that gap is the whole opportunity.

Branded Residences: What Buyers Should Understand

The phrase "branded residences" gets used loosely, so it is worth slowing down on. When a residence is tied to a hotel flag like Andaz, you are buying into a managed, fully furnished product with a built-in operator. That has real implications for two things buyers care about: rental income and resale.

The upside is a turnkey property with professional management and brand recognition behind it. The tradeoff is that you are accepting the program that comes with it, and the economics of that program deserve a careful read before you commit. This is not a place to guess. Get the documents, model the numbers, and know exactly what you own and what you do not.

Heber City vs. Park City vs. Midway

These three markets get lumped together constantly, and they should not be. Park City carries the name and the price tag that comes with it. Midway has the small-town character and the Swiss-village charm that a certain buyer will not trade for anything. Heber City has been the value play of the three, and it is the one absorbing the most growth right now.

A project like The Slope pulls Heber toward the resort end of that spectrum. Whether that is good news depends entirely on what you are buying for. If you want appreciation tied to resort demand, it is a strong signal. If you moved to Heber specifically because it was not Park City, it is worth thinking about.

The Honest Tradeoffs of the Wasatch Back

I would not be doing my job if I only sold you the highlight reel. Living out here comes with real considerations, and buyers should weigh all of them before they write an offer.

Traffic is the first one. Growth is the second, and the two are related. Water is an ongoing conversation across every Utah market, and the Wasatch Back is no exception. And winters here are genuine mountain winters, which is a feature for some people and a serious adjustment for others.

None of that is a reason to stay away. It is a reason to go in with clear eyes.

What I Would Do Before Phase One Delivers

If The Slope is on your radar, the window between now and the 2027 phase one delivery is the part that matters. Pre-delivery is when pricing, unit selection, and terms are still moving. It is also when the least information is publicly available, which cuts both ways.

Do not buy into a new development without someone in your corner who knows the Wasatch Back inside and out. Compare it honestly against resale inventory in Heber, Midway, and the Jordanelle side. Then decide.
