Where Are All of These People Moving to Utah Coming From?

I get some version of this question almost every week. You are sitting in traffic on I-15, or you are the fifth offer on a house in a neighborhood that felt sleepy three years ago, and you think: where are all of these people coming from?

It is a fair question. It is also the wrong first question. Because here is what I have learned after years of walking people through this move: almost nobody moves to Utah because of Utah. Not at first.

Nobody Moves to Utah Because of Utah

People move to Utah because something where they were living stopped working. The cost stopped working. The commute stopped working. The schools, the space, the job, the weather, the pace, the price of a house that would let them breathe. Something broke, and then they went looking.

Utah enters the picture second. Once the old situation stopped working, the pros and cons of living in Utah and of Utah real estate start to look like the better option. That is the actual sequence, and it matters, because it changes how you should shop.

The State You Are Leaving Tells Me What Broke

This is the part most people do not expect. When someone tells me what state they are moving from, I can usually tell them what stopped working before they finish the sentence. The origin state is a tell. Different states push people out for different reasons, and those reasons follow you into your home search whether you name them or not.

That is why, in my latest video, I do not just read a list of states. A list on its own does not help you. I go through where people are actually coming from and what each of those moves is really about, so you can recognize your own situation in it.

Why I Use Census Numbers and Not a Moving Company Press Release

You have probably seen the annual headlines about the top states people are moving to. A lot of those come from moving companies looking at their own bookings, which tells you about that company's customers, not about the country.

For the video I used the actual state-to-state migration numbers from the Census Bureau, in order. Not a press release. Not vibes. If you are going to make a six figure decision based on where the crowd is going, the number underneath it should be a real one.

What This Means If You Are the One Moving

If you can name the thing that stopped working where you are, you can shop for the fix instead of shopping for a zip code. Someone leaving because of cost needs a different Utah submarket than someone leaving because of commute, and both need something different from the person leaving because they want their kids closer to the mountains.

Get honest about the push, and the pull sorts itself out. That is when Salt Lake County versus Utah County versus Davis County stops being a coin flip and starts being a decision you can actually defend a year from now.
