I have never had a client move to Utah and tell me they regret it. Not once.
But I have had a lot of them sit across from me about six months in and say some version of the same sentence. Why did nobody tell me that?
It is not a complaint. It is that specific, slightly annoyed tone people get when they find out there was a thing they could have known, and it was knowable, and nobody said it.

These Are the Things That Show Up After the Truck Leaves
Not the scenery. Not the national parks. The stuff on a tax notice, a water bill, an inspection report, a builder’s contract.
None of it feels urgent while you are picking a neighborhood and scrolling listings at eleven at night. All of it shows up later, and it is the kind of thing that either costs you real money or costs you the house you actually wanted.
Why Timing Is the Whole Point
Here is the frustrating part, and the reason I made the video. Every single one of these is knowable in advance. There is no secret. There is no insider database. It is just that most people do not know to ask, and nobody volunteers it while you are busy falling in love with a floor plan.
If you learn them before you write an offer, they are just line items you plan around. If you learn them after you close, they are surprises with a price tag attached.
