New Construction Traps in Utah: What a Former Contractor Wants Every Buyer to Know
New Construction Traps in Utah: What a Former Contractor Wants Every Buyer to Know
A few years ago, before I ever sold a single home, I was standing on job sites just like the ones going up all over Utah right now — tool belt on, framing walls, running crews. I built homes before I ever sold them. And that background changed the way I walk through a brand-new house forever.
Here is the thing almost nobody tells you when you tour a shiny new construction home along the Wasatch Front: by the time you are standing in it, the most important decisions have already been made. And most of them are hidden behind the drywall, in places you will never see. The finishes are what sell you. The stuff behind the walls is what you actually live with.
From the Job Site to the Closing Table
When you have spent years framing walls and running crews, you stop being impressed by a pretty model home and start asking different questions. I know what gets done carefully and what gets rushed when a builder is trying to hit a deadline. I know which corners are easy to cut because the buyer will never notice until years later. That is the lens I bring to every new construction tour I do with my clients.
Most buyers walk into a model home and fall in love with the countertops and the open floor plan. I am looking at what is behind all of that, because that is where your money and your peace of mind actually live.
The Most Important Decisions Are Made Before You Ever Walk In
New construction feels safe. It is new, so what could go wrong? But that sense of safety is exactly what makes it risky. The decisions that matter most are locked in before you show up, and once they are behind the drywall, they are effectively invisible. That is why buying new is not simpler than buying resale — in a lot of ways it demands more homework, not less.
In my full video I walk through the exact new construction traps I see buyers fall into over and over. Some of them will quietly cost you money. One of them can cost you your earnest money and the house. And the last one is the one I would fight the hardest to protect my own family from, because almost nobody sees it coming.
Where This Matters Most Along the Wasatch Front
If you are thinking about buying new construction anywhere along the Wasatch Front — Lehi, Saratoga Springs, Eagle Mountain, Daybreak, Vineyard, or out toward Herriman — this is the conversation to have before you sign anything. These are some of the fastest-moving new-build markets in the state, and the pace is exactly what pushes buyers into decisions they have not had time to think through.
Every one of these communities has its own builders, its own incentives, and its own quirks. What looks like a great deal in one can be a very different story a few streets over. Local knowledge is not a nice-to-have here; it is the whole game.
Why New Construction Deserves Its Own Playbook
The builder's sales rep is friendly, helpful, and very good at their job — but they work for the builder, not for you. Having someone in your corner who understands both the construction side and the contract side is how you buy from a position of clarity instead of getting swept up in the excitement of a brand-new home. That is the whole reason I make videos like this one: so you can spot the traps before they cost you.
